Using a REALTOR® to Help you Sell your House

You might be surprised to learn that when people tell me they plan to sell their home without the assistance of a REALTOR®, I understand. After all, there is a cost associated with using professional services and, if you are trying to keep as much of the profit from the sale as possible, this is one way to do it. However, you also won’t be surprised to learn that I always point out the OTHER way to make maximum profits – using a REALTOR® to help you make the most money possible in the sale - achieving the same outcome, but with expert guidance every step of the way. Take a look at the top ten reasons you should use a real estate professional to help you make the sale of your property easier, safer, quicker and more lucrative:


1. Determining exactly the right price. REALTORS® have access to the information you need to get the price right – comparable sales, market trends, and other insights that the average seller just doesn’t have. And this stuff matters – pricing your home too low leaves money on the table while pricing too high means your home might sit on the market too long.


2. Objectivity. Price isn’t the only factor at play. Your REALTOR® can look at your property unemotionally and offer you unbiased guidance on all the many decisions involved in the sale of your home. This is one of those decisions where "trusting your gut” works best when someone else can offer you a “gut check”!


3. Getting your home in top shape. Let’s start with staging. Your real estate partner has expertise in how to “dress up” your home in ways that mean potential buyers can imagine themselves living there. And for all the many little things that might need to be done to the property – your REALTOR® will know the right experts to call (plumbers, roofers, carpenters, landscapers, etc.) – REALTORS® have extensive contacts.


4. The mountain of paperwork. The documentation required in a home sale can be overwhelming. Disclosures, contracts, and other legal documents that need to be completed are confusing and the timelines are often demanding. REALTORS® understand the process and can make it simple for you. And reduce the risk of costly mistakes and potential legal issues.


5. Marketing and exposure. The dream of hammering a For Sale sign into your front yard in the morning and closing the deal in the evening is a fond one – but it rarely happens. Even in a hot market. REALTORS® offer marketing tools and systems that mean your home gets lots more exposure than people driving by. Think social media, the Multiple Listing Service, and a vast network of real estate professionals who know where the buyers are and what they are looking for. Your home’s details will land in inboxes and platforms you’ve likely never heard of!


6. Negotiations with potential buyers. Managing the many back-and-forths with potential buyers can be tricky. Many factors can come into play like contingencies, inspections, Counter offers, etc. Your REALTOR® has seen them all and can provide expert guidance every step of the way.


7. Sense of security. It’s not your job to know which potential buyers are qualified and which aren’t. That job belongs to the professionals. Working with a REALTOR® means that prospects will be pre-screened and will be accompanied by professionals when they tour your property. 8. Fair and ethical treatment – for all parties. Everyone who is part of the National Association of REALTOR®s must adhere to a professional code of ethics. You are assured ethical treatment in all real estate matters.

Property can be tremendously sentimental and that can affect any number of decisions you’ll have to make. Your REALTOR® is NOT emotionally involved and can help!
